Investing in Real Estate via Private Syndicates: When, Why and How

You may be aware of two ways to invest in real estate: you can invest via publicly-traded REITs, or you can invest directly by purchasing and renting out or flipping properties yourself. But sitting in the middle is the opportunity to invest in syndicated deals: private investments led by smaller management teams, typically requiring only (“only”) five-figure minimums. 

These opportunities can diversify your total portfolio and provide strong opportunities for either current income or long-term appreciation. However, these deals are inherently site-specific and idiosyncratic, and can tie up your capital for years before any opportunity for liquidity.
